Job Description:
As a Quantity Surveyor in an interior fit out company, your role will involve managing the costs and contracts associated with projects from inception to completion. You will be responsible for accurately estimating project costs, preparing tender doents, conducting cost analysis, and ensuring adherence to budgets throughout the project lifecycle. Your tasks will include:
Cost Estimation: Analyzing project specifications, drawings, and other relevant doents to prepare accurate and detailed cost estimates for interior fit out projects. Identifying and quantifying required materials, labor, equipment, and other resources necessary for the project.
Tendering and Procurement: Preparing tender doents, including bills of quantities, specifications, and contract conditions, and issuing them to potential subcontractors and suppliers. Evaluating received tenders, conducting negotiations, and recommending the selection of subcontractors and suppliers based on cost, quality, and reliability.
Contract Administration: Administering and managing contracts with subcontractors, suppliers, and clients. Reviewing and negotiating contract terms, variations, and claims. Monitoring and ensuring compliance with contract obligations, payment terms, and project milestones.
Cost Control and Budgeting: Monitoring project costs and preparing regular cost reports, including cost forecasts, cost breakdowns, and variance analysis. Identifying cost-saving opportunities, proposing value engineering options, and implementing measures to control and manage project expenses within approved budgets.
Quantity and Measurement: Conducting on-site measurements, quantifying and valuing variations, and preparing interim and final payment applications. Verifying and certifying subcontractor and supplier invoices and valuations. Ensuring accurate and complete doentation for payments and cost records.
Change Management: Assessing the impact of design changes, variations, and additional works on project costs. Collaborating with the design and project management teams to evaluate the cost implications, negotiate pricing, and update cost estimates and budgets accordingly.
Risk Assessment: Identifying and analyzing potential risks and opportunities that may impact project costs. Collaborating with the project team to develop risk mitigation strategies and contingency plans. Monitoring and reporting on risk events and their financial implications.
Cost Benchmarking and Market Analysis: Conducting market research and cost benchmarking exercises to ensure competitiveness and cost efficiency. Staying up-to-date with industry trends, pricing, and new materia to inform decision-making and cost estimation.
Collaboration and Communication: Working closely with project managers, architects, engineers, and other stakeholders to ensure effective coordination and communication of cost-related matters. Participating in project meetings, providing cost advice, and addressing cost-related queries and issues.
Qualifications and Skills:
Bachelor's degree in Quantity Surveying, Construction Management, or a related field.
Proven experience as a Quantity Surveyor in the interior fit out or construction industry.
Strong knowledge of quantity surveying practices, cost estimation, and cost control principles.
Familiarity with relevant construction contracts and procurement processes.
Proficiency in using quantity surveying software and MS Office applications.
Excellent numerical and analytical skills with a keen attention to detail.
Strong negotiation, communication, and interpersonal skills.
Ability to work independently and collaboratively in a team environment.
Understanding of building codes, regulations, and industry standards.
Knowledge of value engineering concepts and cost management techniques.
