MARKETING MANAGER

ROLE SUMMARY

The Marketing Manager is a strategic, senior-level role responsible for setting and owning the marketing direction that drives visibility, lead generation, and sales for Artha Realty's exclusive projects and property management portfolio. This is a 360-degree marketing leadership role spanning brand, digital performance, content, PR, events, developer partnerships, and lead generation — the Marketing Manager sets strategy, direction, and standards across the full spectrum, and is accountable for commercial outcomes, while day-to-day creative production and campaign execution is delivered through the marketing team and extern partners. The Marketing Manager translates business goals into a clear marketing strategy, sets direction for brand and campaign activity, and is measured on pipeline, qualified leads, and contribution to sales targets. The successful candidate will work closely with sales, leasing, and property management leadership, as well as developer partners, to position Artha Realty as a leading name in Dubai's real estate market.

KEY RESPONSIBILITIES

1.Strategy & Business Leadership
•Own the marketing strategy and annu marketing plan, aligned to sales targets across exclusive projects and property management.
•Translate business goals into a clear go-to-market and demand-generation roadmap, with defined KPIs tied to leads, conversion, and revenue contribution.
•Act as a strategic partner to leadership and sales leadership, providing market insight to inform pricing, positioning, and launch timing for exclusive projects.
•Direct quarterly brand campaigns and monthly exclusive project campaigns, delivered through the marketing team and agency partners.
•Commission market research and competitor analysis to continuously sharpen targeting strategy, applying data-driven decision-making to improve campaign performance.
•Identify and evaluate new marketing channels to strengthen brand reach.
•Build and manage the marketing budget — including the monthly property portal budget (approx. AED 30,000) — allocating spend across channels based on ROI and pipeline impact.
2.Brand Positioning & Competitive Strategy
•Develop and protect a distinctive brand identity for Artha Realty across all touchpoints, ensuring consistency across exclusive project campaigns and the property management arm.
•Analyze competitor marketing strategies and identify gaps and opportunities for Artha Realty to stand out as a top-tier real estate brand.
•Ensure consistent brand messaging and tone of voice across all platforms.
•Work closely with sales and leadership teams to align marketing direction with business growth objectives.

3.Digital, Content & Social Media Strategy
•Set direction for digital marketing across paid social, P Ads, SEO, email, and marketing automation to drive qualified inbound leads.
•Define the content and social media strategy across Instagram, LinkedIn, WhatsApp, and Google Business Profile — setting cadence, quality standards, and messaging direction for the content team and agency partners, and approving the monthly content calendar.
•Oversee content strategy (property listings, project microsites, video, photography, brochures) that supports both sales enablement and organic reach.
•Direct website strategy, ensuring listings, blogs, property insights, and job vacancies stay current, SEO best practices are followed, and , site speed, and engagement continuously improve.
•Manage PR, media relations, and industry eve presence to build credibility and top-of-funnel awareness.
4.Offline Marketing Collaterals & Inventory Management
•Direct the development of brochures, flyers, property booklets, and branding materials, ensuring timely distribution to sales and leasing teams.
•Maintain oversight of collateral inventory records and commission reprints when stock runs low.
•Ensure all collaterals — including materials produced by agents — adhere to Artha Realty brand guidelines.
5.Lead Generation, CRM & Portal Performance
•Own the lead generation engine across WhatsApp, ema, and SMS campaigns, ensuring the right creative, structure, and nurturing for every campaign.
•Set direction for listing strategy and portal presence (Bayut, Property Finder, Dubizzle), tracking TruBroker & SuperAgent performance and refreshing underperforming listings.
•Ensure accurate lead tracking and fair assignment via CRM (Bitrix or similar), and set targets for lead nurturing and conversion (benchmarked around 15%).
•Use CRM and analytics tools to continuously optimize channel mix and campaign performance.
6.Project & Developer Marketing
•Design and direct launch campaigns for exclusi projects in coordination with developer partners, including launch events, agent previews, and investor communications.
•Lead end-to-end marketing strategy, brand positioning, messaging, and storytelling for developers with exclusive Artha Realty partnerships, delivered through vendors and agency partners.
•Build always-on nurture campaigns for the property management portfolio to support owner acquisition and tenant occupancy.
•Partner with the sales team to build marketing collateral, pitch decks, and digital assets that support the two-tier agent model (entry-level and experienc agents).

7.Roadshow Research & Database Acquisition
•Research upcoming expos, real estate roadshows, and industry events to identify brand presence opportunities.
•Direct the acquisition of databases of potential investors, developers, and brokers to expand the lead generation pipeline.
•Plan and oversee execution of roadshow participation strategies to build brand visibility.
8.Performance Analysis & Reporting
•Track and analyze marketing performance across digital, listings, social media, and campaign ROI.
•Ensure monthly reporting on all marketing channels to leadership, including ROMI (Return on Marketing Investment), marketing-sourced pipeline, cost per lead, and conversion rates.
•Implement data-driven insights to refine marketing efforts and continuously improve lead quality.
G. Team Leadership & Collaboration
•Lead and develop the marketing team (Graphic Designer, Content Creator), including their outdoor shoot and production schedules.
•Conduct regular check-ins to ensure smooth workflow and timely execution of tasks across the team.
•Work closely with the sales team to align marketing efforts with revenue goals.
•Take complete ownership of department functions and direction, with budget and creative approvals escalated to senior management as required.
•Manage relationships with external agencies, freelancers, and med partners (property portals, PR agencies, creative studios).
10.Training & Development for the Marketing Team
•Conduct regular training sessions for the in-house marketing team on new marketing trends, strategies, and tools.
•Train team members on Bayut & Property Finder — TruBroker & SuperAgent tracking — and on optimizing listings for better visibility.
•Educate the team on SEO best practices, CRM usage, and WhatsApp marketing strategies.
11.Compliance & Industry Trends
•Stay ahead of real estate marketing trends, emerging platforms, and consumer behavior shifts, translating them into strategic recommendations.
•Ensure marketing efforts remain compliant with regulatory standards through regular compliance checks.
•Identify new marketing opportunities to enhance brand positioning and drive business growth.
