1. Under direction of a Program Manager, plans, organizer and provides supervision and oversight for daily maintenance operations and activities in an assigned area, which includes Workshop, landscape and lighting, facilities, service center, stree; supervises and evaluates the work of both factory maintenance employees and outside contractors; coordinates section activities with other sections and departments; inspects and troubleshoots maintenance work; and performs related work as required.
2. Duties include both field supervision and inspection of work and office administrative duties in support of the functional area of assignment.
3. Incumbents are expected to exercise initiative and independence in implementing departmental policies, developing effective work processes and solving operational problems. This class is distinguished from Production Manager by the latter’s broader responsibility to manage all activities of a specific department-wide maintenance program.
4. Maintenance Manager is distinguished from the lower level Maintenance coordinator by having full supervisory responsibility over both factory staff and contractors.
5. Supervises maintenance staff by determining workloads and schedule; develops, interprets and implements policies and procedures; and ensures that staffs are trained in complex maintenance activities and are following standard operating procedures.
6. Monitors and participates in operations in assigned sections including inspecting projects, developing and implementing modifications and improvements recommending specifications and scheduling for contracts, negotiating prices and inspecting contractor’s work to ensure that safe work practices and standard operating procedures are followed.
7. Answers questions and provides information related to projects including resolving problems, approving expenditures, handling complaints and providing technical expertise in area of assignment.
8. Interacts professionally with the public, vendors and factory staff; maintains effective working relationships and works in cooperation with the management team to effectively meet departmental objectives.
9. Provides input into the development of the operating budget for the assigned area of responsibility; orders materials and supplies; assists in the monitoring and tracking of expenditures for the section.
10. Coordinates section activities with other sections, programs and departments, including scheduling and resolving problems; coordinates and inspects work performed by contractors.
11. Assists in the selection of staff; performs periodic evaluations of subordinates and recommends and implements discipline as required.
12. Ensures that safety training is provided to staff and that proper safety practices are followed.
13. Responds to emergencies as requested; coordinates activities with other responders; directs the work of staff unitization of resources to affect repair and ensure the safety of the community.
14. May perform a variety of field maintenance tasks, depending upon experience and level of certification.
15. Prepares records related to the work performed and materials and supplies used; enters invoices in the computerized purchasing system.
16. Maintains a working proficiency with the SCALA system with regards to maintenance procedures.
17. Complies with the established rules of operation, procedures, and policies when using computers, peripheral hardware, and software. Individual passwords and any other confidential information regarding maintenance records shall be kept confidential.
18. Coordinates and directs day-to-day operations of the maintenance shop including determining needed repairs and improvements, establishing project priorities and assigning work tasks, scheduling work to most effectively meet facility needs, etc.
